There are some great estate agents in Tenerife. Some truly exceptional ones who will look after your best interests, get you a great deal and make the buying process as smooth as possible. Unfortunately, the majority do not operate like this, testimonials on their websites can and are faked. Recommendations you read online might easily have been made by themselves, this is common practice in many industries so it is almost impossible for you to know who you can trust and who you can rely on. Remember, everything written on a website is being written by the same person trying to sell you something. Here are a few common themes – most of which are exaggeration and i some cases complete lies:

“We are a family firm, family company” – So what? What difference does it make so far as working practices? – None!

“We have won many international awards” – We put no stock whatsoever in these award schemes – mainly because they are bogus. In fact – just to prove the point, have a look at our very own awards page here!

“We have a client account to keep your money secure” - Money should never be given to an estate agent

“We look after your best interests” – Unfortunately agents also represent the seller, no agents represent your interests alone, this is what we offer.

“We have excellent relations with a local bank(s)” – It really doesn’t matter if the bank manager is their brother, mother or best friend, they cannot do you any favours in this department. A serious conflict of interest also arises when an estate agent offers to also arrange a buyers mortgage.

“We are members of XYZ association/organisation” Organisations generally they make their money from annual memberships fees so the more members the better, as such they don’t have a vested interest in scrutinising their members too carefully. More questionable is their ability to actually take any action against rogue agents that are members of their associations. If you have a very good independent lawyer, then all these memberships and organisations are simply unnecessary to you as a buyer anyway.

Because there is so much shameless self-promotion, exaggeration, false testimonials from imaginary clients and no real way of  judging an estate agent unless you work with them, your biggest problem here is in knowing:

Commission

Many estate agents have large overheads, offices, salaries. As the market has taken a turn for the worse, the pressure has increased enormously on these agents to bring in commission. The bigger the agent – the more pressure they are under to sell and the more corners they may cut.

Commission in Tenerife is generally accepted to be 5% of the sales price. But with fewer sales, there is less commission being made yet estate agents have the same running costs to pay. When you do everything “in house” – the agent arranges the legal work or introduces you to their “independent” lawyer and they tell you they can arrange your mortgage through their “special arrangements” with banks. What they actually want to do is “Isolate” you from anyone else who may interfere in their sale in any way. They are making sure you have no independent advice whatsoever – a huge conflict of interest given that commissions can run into tens of thousands of Euros.

Advantages:

  • When we obtain your mortgage, we get the private purchase contract which shows us exactly how much money is going back to the seller. We will send you a copy – estate agents never do this – as it allows you to see exactly how much they have added on to the price for themselves. We ask agents to limit their commission to a maximum of 5% and provide you with all the facts so you can decide whats fair and what isn’t.

Disadvantages:

  • Some agents refuse to work this way, they will not allow an independent mortgage broker to be involved and they will not recommend the services of an independent lawyer – whilst we would prefer they all work transparently, some just will not work transparently and we suggest you avoid these kinds of companies.
  • Some agents in Tenerife really don’t like us offering this service, but we can live with that! The way we see it, the good agents here will be happy to work this way and the bad agents wont and that is exactly how we like it.

So, what does all this cost you, the client?
