Tenerife Estate Agents

There are many, many Tenerife Estate Agents here, who all want your business. Some are good, some are bad and some are just plain ugly. When it comes to finding your ideal Tenerife Property, how do you know who you can and can´t trust?

In our many years brokering here we have dealt with many Tenerife Estate Agents with mixed results. The chief concern our clients have and something they always ask is WHICH TENERIFE ESTATE AGENT CAN I TRUST??? Our answer is:

  • You no longer have to trust any of them
  • You no longer have to hand over any money to them
  • You no longer have to worry about being ripped off

We could give you three names right now of estate agents here who we know (probably) wont mislead you, mis-sell to you, pressure you into paying a deposit etc but if they do not have the property you want then they are not much help. So what do you do?

The answer is simple. You can search the internet and look at as many estate agents websites as you like. When you see a property you would like information about, tell us. We will contact them on your behalf and acquire all the details and information for you. We won´t give them your name or any other information if you do not want us to.

Or, if you prefer, let us know what it is you are looking for, the type of property, any particular area and your budget (we will help you ascertain a realistic budget when we look at your mortgage options so you don´t waste time viewing properties outside of your price range) and we can contact as many agents as required to source exactly what you are looking for.

This absolutely levels the playing field and puts you, the client, firmly in control. We can substantially reduce the risks involved in buying property in Tenerife meaning:

  • No slick sales pitches to sit and listen to
  • No lies to be caught out by
  • No agents putting you under pressure to give them an answer, signature or money.
  • We take away their advantage and let you set the rules.

Advantages:

  • We will get the real price for you, the difference in prices from agent to agent can be staggering! Here in Tenerife, it is common practice for an estate agent to add on as much commission for themselves as they believe they can get away with. We make sure everything they do is transparent and above board.
  • We do not have a problem with estate agents earning commission - far from it. We believe many of them provide an excellent service. What we do have a problem with is estate agents adding on huge amounts of commission (up to 30%)  purely through greed and because they can “get away with it.”
  • You will no longer be hounded by one (or ten) agents - a huge problem here, once they have your name and number, they are like a dog with a bone.
  • They do not call you at all hours asking if you are still interested - they get a simple yes, no or wait from us.
  • We can accompany you on any viewings, keeping the sales pressure firmly off!
  • No silly, drawn out sales meetings in their office while they use their sales patter to try and force you to sign something or hand over a reservation fee.
  • We can provide you with an independent, impartial property lawyer or conveyancer - one that works in your interests, not the estate agents, keeping your money safe.
  • You can view properties from 1, 10, or 100 different agents, without having to remember who showed you what, where, when and how much it was. There is nothing worse than being called and called by every agent in Tenerife desperate to unload a property onto you and not knowing who you are speaking to or why. We wont give them your contact details unless you ask us to.
  • When we obtain your mortgage, we get the private purchase contract which shows us exactly how much money is going back to the seller. We will send you a copy - estate agents never do this - as it allows you to see exactly how much they have added on to the price for themselves. We don´t judge them, we simply provide you with all the facts so you can decide whats fair and what isn’t.

So, what does all this cost you, the client?

In short it costs you nothing, nada, zip. This service is 100% free.

Whats the catch? How do we benefit?

Sometimes we benefit directly, sometimes not. When we register you with an agent, they will usually pay us a referral fee if you purchase through them. If they do, you will receive a copy of our final agreement with them, outlining exactly what we are paid - any commission that we receive.

If we are paid a referral fee, we will use this to cover 50% of the the costs of your independent Spanish lawyer and 50% of your mortgage broker fee if you require a mortgage.

Keeping you safe, saving you money. It really is win-win.

Other than receiving a referral fee and paying for your legal work, our process makes the sale and mortgage much more straightforward. We can see from the start exactly what is going on which means no surprises further down the line which may impact on the sale or mortgage.

It keeps everything firmly in check and above board. Even the sneakiest of estate agents cannot escape our scrutiny. if they do not give us all of the information we ask for, we will inform you and recommend you do not do business with them.

We believe firmly in transparency for our clients, we ask the estate agents to be clear, honest and transparent. There can be no hidden fees, backhanders or secret deals. You see every Euro or pound that changes hands. Any estate who will not agree to this, simply will not work with us.
