After successfully brokering in the fully regulated UK mortgage market for many years, we identified a gap in the market to provide expatriates and non-resident buyers with independent, whole-of-market advice for property purchases in Spain and the Canary Islands.

TenerifeMortgageBroker.com only utilise the services of UK qualified mortgages advisors who are qualified to CeMap 1, 2 and 3.

Mortgage Qualifications are not required to operate here in Tenerife. However, we are of the firm belief that the methodology applied by experienced, qualified UK mortgage brokers who have come from a highly regulated financial services environment, ensures our approach to providing advice is transparent, professional and always in the best interests of our clients.

We follow as closely as possible  the procedures set out in the UK mortgage market and follow the principles of “best advice”.

We have brokers in the UK who are directly authorised and regulated by the Financial Services Authority (FSA), who are able to provide mortgage advice if you require a re-mortgage/equity release in order to raise funds from the equity you have in your UK property.

Whilst many estate agents advertise mortgage services, our clients should understand that the Spanish mortgage market is very complex, as is the qualifying criteria for mortgage products here. Where an estate agent will simply introduce you to a bank and cross their fingers, we will carry out a comprehensive fact find enabling us to match you to the most appropriate products on the market. This means you do not waste months applying to banks who may  ultimately reject your application. In addition we compare ALL the banks and products on your behalf and our expert advice can save you tens of thousands of Euros. Do not be misled into thinking obtaining a mortgage here is something to be undertaken lightly. Where your agent may be able to succeed in obtaining a mortgage, we offer full advice and recommendation which is something you will not get elsewhere. That is, we will tell you why we are recommending a particular bank and a particular type of mortgage.

There is also a genuine conflict of interest in entrusting your mortgage to the person who is trying to sell you a property AND acting on behalf of the seller. We only ever act in your best interests which is what sets our advice apart from estate agents and banks.
